How can I book an Inventory / Check In / Check out?
You can fill out an online booking form and one of our customer service coordinators will contact you shortly after to confirm your booking.
If I book online how long will I have to wait to have my booking confirmed?
Our customer service coordinator should contact you within 24 hours to confirm your booking.
Can I cancel a booking once it has been confirmed?
Bookings can be cancelled up to 24 hours before the date and time of the inventory, bookings cancelled after this period will incur a cancellation charge of 25% of the price of the job.
What information will I need to provide when booking an Inventory / Check In / Check Out?
You will need to provide your contact name, your status in regards to the enquiry, your address, the address of the job, the type of job required, the time and date property is accessible, the time and date the report is needed, the number of bedrooms in the property, the level of furnishing, the number of extra rooms (if any) and the location of the keys.
Will the tenants need to be present for Inventories / Check Ins / Check Outs?
Tenants should not be present for Inventory makes but are required for Check Ins and Check Outs as they are involved in the process.
How far in advance of tenants moving in will I need to book and inventory and check in for my property?
We require a 48 hour turnaround time from accessing the property to emailing an electronic copy of the report. For paper copies we require a 72 hour turnaround.
Is it a good idea to book regular Interim Inventories?
Yes as it keeps the landlord updated on the condition and contents of the property throughout the tenancy.
Who is eligible to book an Inventory / Check In / Check Out?
Bookings are welcome from Landlords, Lettings Agents and Property Management Companies.
Why do I need an Inventory?
With the introduction of the Tenancy Deposit Scheme an Inventory is required for every rented property as it is a key part of the arbitration process should there be a dispute between tenant and landlord over deposit return.
What would happen if a property was not covered by an Inventory?
A landlord who leases a property without an Inventory having been recorded may be asked by the courts to pay the tenants 3 times the amount of the deposit, making an Inventory well worth while.
Can I do an Inventory myself?
You can but in the event of a dispute the Arbitration body will look favourably on Inventories that have been compiled by an independent organisation like Foundations Inventories.
Is an Inventory legally binding?
Yes, an Inventory becomes a legally binding document should there be a dispute between tenant and landlord over deposit return.
What do I need to provide to get an inventory completed?
You can enter all the details required on our online booking form or you can discuss them over the telephone with our customer service coordinator.
Can I book an inventory while maintenance / decorating work is happening?
You can, but it is not advisable as we cannot guarantee accuracy because the content and condition will be continually changing.
Do your Inventories examine the properties structure or external condition?
No, this is completed by qualified surveyors.
Do you test electrical appliances?
No, P.A.T tests need to be preformed by a qualified electrician.
Do you examine Gas pipes and boilers?
No, our Inventory Clerks are not Corgi Qualified.
Do you examine water pipes or shower units?
No, our Inventory Clerks are not plumbing experts.
If you produce an Inventory for my property can I check the Tenants in myself?
Yes, although you will receive a discount if you book an Inventory and Check In with us at the same time.
If you have compiled the Inventory and Check In report can I check the tenants out myself?
Yes, although in the event of a dispute over deposit return the arbitration body will look favourably on Check Outs completed by an Independent organisation like Foundations Inventories.
How can I see a sample Inventory?
You can find our Sample Inventory online or alternatively you can contact us and we will send you an information pack containing a sample inventory.
What is an Inventory?
An Inventory is a report documenting the condition and contents of a property. Once the report is agreed this become a legally binding document submitted for arbitration in the event of a deposit dispute between landlord and tenant. What is a Check In?
A Check In involves examining every room in the property with new tenants to ensure that they are happy with the representation and wording of the contents and condition. Any Discrepancies or changes in condition or contents from the original Inventory or previous Check Out are recorded for the future Check Out. Additional Information can be found in the Our Services section of this website.
What is a Check Out?
In a Check Out our Inventory Clerks will record any changes or discrepancies that exist between the original condition and contents as described in the Inventory Check In Report and the current condition and contents. Our Clerks will then use their extensive experience and judgement to provide a recommendation on each change as to whether it is the tenants or landlords responsibility. What is an Interim?
At any point in the tenancy period a landlord can instruct an interim report to be completed, highlighting any change in condition and contents since the start of the tenancy.
What is an Update?
An update is the price charged in place of the Check In price when booking an Inventory and Check In simultaneously.
What re the benefits of your Inventory Service?

How much will your services cost?
Prises are dependant on job type, number of bedrooms, level of furnishing and quantity of extra rooms. Prices for you property can be determined using our online quotation or price list.
How can I get an Inventory / Check In / Check out quote?
You can get an online quote from this website by entering some key details or you can call our 24 free phone call centre.
How can I get a copy of your price list?
You can access one on this website or alternatively or alternatively you can contact us and we will send you an information pack containing our price list.
Is there a cancellation charge?
For jobs cancelled within 24 hours of the booked Inventory date there is a cancellation fee of 25% of the original price.
If I book early can I get a discount?
No, but you get a discount for booking an Inventory and Check In at the same time.
Do you charge higher prices to include digital photos?
All digital photos are included as standard and at no extra cost.
Do you charge extra for extra rooms?
Extra rooms are charged at £10 each.
Can you do a Check In on an Inventory that has been produced by another company?
Yes, but standard prices will not apply.
Can you do a Check Out on an Inventory that has been produced by another company?
Yes, but standard prices will not apply.
How do you compile the Inventory Report?
We use specialist Inventory software to compile voice recordings taken at the property directly into the report template. This is a swift method that is extremely accurate and reliable.
How long will an inventory take?
Our Inventory Clerks will need access to your property for between 2 and 4 hours (depending on condition and the number of rooms). An electronic copy of the Inventory Report will then be emailed within 48 hours and a paper copy will be delivered in 72 hours.
How long will a Check In take?
A Check In will typically take between 1 and 3 hours depending on how much the property as changed since the original Inventory and the size of property / number of bedrooms.
How long will a Check Out take?
A Check Out will typically take between 1 and 3 hours depending on how much the property has changed since the Inventory Check In report and the size of property / number of bedrooms.
